AREAS WE COVER
Builder in Didsbury
Four and a half miles south. Big Victorian and Edwardian houses, conservation areas, and refurbishments where the finish is the point.
DIDSBURY
Large old houses, and what they hide
Didsbury's housing runs from Victorian and Edwardian villas and large semis down to interwar suburban stock, with a good deal of it inside a conservation area. The big old houses are generous, well built and full of things a modern quote has to account for: solid walls rather than cavities, lath and plaster ceilings, original sash windows, and a hundred and twenty years of other people's alterations on top of each other.
That is why a refurbishment here is priced differently from an equivalent square footage of nineteen thirties semi. Solid walls insulate differently, lath and plaster does not take a repair the way plasterboard does, and every previous owner's good idea is something to work around.
Where the money goes on a Didsbury job
On this stock the money is rarely in the structure. It is in the finish and in making old and new meet without a line. Matching a cornice, getting a new opening to look like it was always there, keeping a floor level across a threshold that has moved: that is where the hours are, and it is the part a cheap quote quietly leaves out.
Which is worth knowing when comparing prices. Two quotes for the same drawing can differ by a lot and both be honest, because one of them has priced making good properly and the other has priced plasterboard.

USEFUL TO KNOW
Didsbury questions
Our walls are solid, not cavity. Does that change an extension?
It changes the junction between old and new and it changes how the old part is insulated if you are doing that too. It does not stop anything. It does mean a quote written for a cavity wall house will be wrong.
Can original cornice and mouldings be kept?
Usually, and where a run has to be cut into it can be matched. It takes longer than boarding over it, so it is priced as its own item instead of being lost inside a plastering figure.
We are in the conservation area. What is likely to be an issue?
Typically anything visible from the street: windows, doors, the front elevation and roof materials. Rear work is usually less contentious. The council gives the actual answer and you will be pointed at the right question.
Do you use the same people throughout a big refurbishment?
Ask on the call. He gave us a small team rather than a large one, which usually means continuity, and it is a fair question to put to any builder before a long job.
