HOW WE DO IT
Four steps, start to finish, so you know what happens and when.
What is there now, what you want to build, and whether you already have permission. Photos of the plot and any drawings you hold.
Access for machinery and deliveries, where the services connect, the ground conditions, and what the approved drawings actually say. Permission is the council's decision and we build to what they grant.
Groundworks, shell, roof, services, fit out and externals, each priced as its own stage so you can see where the money goes and when.
Each stage is finished and inspected where building control requires it before the next one starts, so nothing is covered up that should have been looked at.

USEFUL TO KNOW
No, and it would be worth being suspicious of any builder who says they will handle all of it for you. The building work is the job here. Planning applications, structural design and the building control and new-build cover process sit with you or your designer, and what he does is tell you clearly what is needed and when it has to happen.
For a realistic quote, yes. A new build cannot be sensibly priced from a description. If you do not have drawings yet, the useful first conversation is about what the plot will take and roughly what the build would involve, so you know whether to spend money on a designer.
In stages against work completed, agreed in writing before anything starts. Never in a large lump up front. That is worth insisting on with any builder on any long job.
Months rather than weeks, and the honest variable is not the building work but how long the things around it take. A programme comes with the quote, and where something is outside his control the programme says so rather than absorbing the risk silently.
