Measurements, access, what the walls and the ground are actually doing, and what you want out of the finished room. This is where the things that change a price get found, not later.

What is included, what is not, and what would move the number. If something genuinely cannot be known until a floor comes up, it says so in writing rather than appearing at the end.

Agreed start, agreed stages, and you are told when something changes rather than finding out. The site is left tidy at the end of the day because you still live there.
